Just because Merrill Lynch reneged on leasing office space in a tower planned for where the down-at-heel Hotel Pennsylvania still stands, don't think the property owner won't demolish the 89-year-old hotel anyway. Vornado Realty Trust still hasn't publicly settled on plans for the property, but the Observer reports the company recently applied for a Certification of No Harassment from the city, a prerequisite for demolition. Vornado is debating whether to construct a giant office tower on the site, or a smaller office tower with retail, or just renovate the hotel. That third option would certainly cheer the dogs who stay there while competing in the annual Westminster Dog Show across the street at Madison Square Garden, not to mention passers-by who frequent the bathrooms in the lobby.

They need to redo that place. It's historic. Redo it like the Plaza.
Definitely renovate. It's got more character than any glass box Vornado is likely to put up on the site.
I totally agree, Ivory, I had the unfortunate luck of staying there in 2006. They definately make their profit off of the backs of student groups, budget travellers and people who can't afford the more pricy establishments in the higher numbers.
I'm not sure how much improvement renovation could bring to it, the place is gloomy and opressive (large, complex hallway layout with the only windows being in the central elevator lobby) and questionable structural integrity in some areas. The place may be historic, but if all it has is history then that may not be enough to justify keeping it.
