Keep the current Bus Depot the way it is...It's one of the few remaining places in Manhattan that is gritty....

The port authority tower is so.... plain, and that billboard so.... huge. On the other hand, pretty much anything's a step up. It's kind of like "old" Penn station, but instead the present building is a piece of shit, and the one that's going to be built is actually quite nice.
