The Times has a good article on Red Hook gentrification today. The number of projects slated for construction is a little dizzying-- Ikea, Fairway, gajillion dollar condos, a huge pier for cruise ships-- the list goes on and on. Thankfully, the Times includes a handy map-- we've added a few pictures to help you get your bearings:

From the article:
"Imlay Street could be the tipping point that affects all the zoning in Red Hook," Mr. O'Connell said. "You pay $1 million for an apartment, you don't want to hear trucks loading or unloading early in the morning."
Aww. The millionaires have to deal with a little noise.
Thousands of new apartments for Red Hook; none of them affordable.
Add to another NYC neighborhood I can visit, but never live in.

It's amazing what a million dollars gets you in a trendy neighborhood. Go to a quiet, nice, non trendy neighborhood (like the entire borough of Queens) and you can get something amazing for a million.
I mean, would you rather have a loft on a street with a burned out car in Red Hook or a mansion in Forest Hills Gardens?
(Ok.., that's a toss up... but, yea... things are overpriced)

Forest Hills Gardens is marvelous. My megamillions victory money, when that happens, may go into a building there.

I combed through the article, single-mindedly looking for word on when, oh when, Brooklyn gets Fairway. The answer: "this spring." Can't wait.
I have one word for you: overspeculation
Red Hook is a beautiful neighborhood in many ways. Lots of green space, wonderful waterfront access, relatively quiet, some nice neighborhood places to eat, etc. Unfortunately, you have to rely on the bus or your sneakers, there's no good pharmacy (doesn't pass the 5-block "Duane Reade" test), and you can't get decent groceries. You would think that would imply cheap rent, but Red Hook has already been priced to its potential.
I'd love to live there, but I agree that for the price, I'd rather buy a bigger place in Forest Hills (or Gardens).
There are some more photos of Red Hook at the Seabringer photoblog. Check out the Bike Brawl pics:

I'm a big fan of Red Hook, the quiet, the community, the parks and waterfront, and I worry about what the congestion IKEA and Fairway will bring. With all the congestion, the place might no longer feel like a little village.
