Have you asked him to move out? You say you hate to see it end this way, but yours is the only name on the lease - What did this guy do?!? I'd say 30 days is the gold standard. Any less and you're just being evil. If he's a friend or whatever, I might give him a little more as long as it was understood that he wasn't going to get an "extension". Also, 8 years?!</p>
